How do I submit a maintenance request?

You can submit a maintenance request through our contact form, by email at info@banyanproperties.com, or by calling us directly. We respond to all requests within 24 hours, and emergency issues are addressed immediately.

When is rent due?

Rent is due on the 1st of each month. We offer a grace period through the 5th. Late fees apply after the grace period as outlined in your lease agreement.

Can I have pets?

Many of our properties are pet-friendly. Pet policies, deposits, and any breed restrictions are outlined in your lease. Contact us to discuss specifics for your property.

How do I renew my lease?

We'll reach out to you 60-90 days before your lease expires to discuss renewal options. We value long-term tenants and work to make renewals smooth and fair.

What happens if something breaks?

Contact us immediately. We handle all structural, mechanical, and appliance repairs at no cost to you (normal wear and tear). We use trusted local contractors and aim for same-day or next-day resolution.

Can I make modifications to the property?

Minor modifications like hanging pictures are generally fine. For anything more significant (painting, fixtures, etc.), please contact us first. We're often happy to work with tenants on improvements.

How do I pay rent?

We accept online payments, direct bank transfers, and checks. We'll set you up with your preferred payment method during move-in.

What's included in my rent?

This varies by property, but typically includes lawn care, snow removal, and all structural maintenance. Utilities are generally the tenant's responsibility unless otherwise specified in your lease.
